How Much Does A House Move Cost In Leeds?

Jan 30, 2026 | Removals Leeds

We often get phone calls asking how much a house move would cost in Leeds. ‘Just a ball-park figure,’ they say.

So we’ve had a look through what we’ve charged over the last year and got some approximate averages.

Here at Greenbox, we complete small to medium sized house moves (1-3 bedrooms). We don’t offer a packing service but we do offer dismantling/reassembling of furniture if clients require it.

We find that, typically a 1-bedroom house move from Leeds to Leeds, can be achieved for less than £400.

A 2-bedroom house move, again moving from Leeds to Leeds, would cost around the £500 mark.

A 3-bedroomed house move, in the same area, would be somewhere between the £700-£1000 price range.

This is for an average amount of possessions, though what’s an average amount? One person’s mountain is another’s hill, right?

But, typically, we’d put it at this:

A 1-bedroomed house 10-20 boxes

A 2-bedroomed house 20-40 boxes

A 3 bedroomed house 40-60 boxes.

But everyone is different – people with children tend to have more belongings than those that don’t, people who have lived longer in a property tend to accumulate additonal possessions than the more transient folk, and some people have hobbies that need a lot of equipment.

Everyone is different and houses are different too.

Some homes are on the 4th floor, without a lift. Some have a drive that will fit a van on, some have a long garden path. Some homes are townhouses where all the furniture has to be dismantled to get it down the stairs, some homes are bungalows and it’s an easy-peasy move.

All this will affect how long it will take to load the vans and therefore how much the house move will cost.

So, back to the original question….

Yes, an estimate can be given over the phone but to ascertain a precise cost for the move, a survey will be required.

Costs can also be kept down if the move can be completed with Luton vans rather than if a larger wagons are required, This is due to larger wagoins (7.5/15 tonne) are a lot more expensive to run/service/repair and even store. However, for larger house move these are a necessity rather than an option.

And yes, prices do change enormously based on these factors and there are a number of other factors too – from parking access, packing service, dismantling service…. the list goes on.

So, the only way to get an accurate house move cost in Leeds is to invite a removal company to quote.
